BL England Redevelopment – Upper Township, NJ
Beesley’s Point Development Group, LLC (BPDG), a special purpose entity, acquired the former BL England Power Station in February 2022. Located in Upper Township, NJ—just three miles from the Atlantic Ocean and adjacent to Ocean City—this 377-acre waterfront property includes over a mile of shoreline along the Great Egg Harbor.
BPDG's vision is to transform the former coal-fired power station into a vibrant, mixed-use community aligned with Upper Township’s redevelopment plan. Since acquisition, BPDG has completed full asbestos abatement, demolished all above-grade structures, and achieved remedial closure on 95% of the site. Significant entitlement progress has also been made toward realizing a transformative waterfront destination.
To support this vision, BPDG is actively permitting a private 250,000-gallon-per-day wastewater treatment plant to address the site’s lack of sewer infrastructure. Additionally, a CAFRA permit application has been submitted in advance of site plan approvals to ensure the project is grandfathered under current flood regulations.
Of the total 377 acres, 74 upland acres are ideally suited for development. The remaining acreage—primarily wetlands—will be preserved and programmed to support the region’s growing ecotourism market.
The proposed master plan features:

A 250- to 350-slip marina supported by a 30-acre deeded riparian grant

Bridgeport Harbor Station Redevelopment – Bridgeport, CT
In November 2024, Bridgeport Station Development, LLC—a special purpose entity—acquired the former Bridgeport Harbor Station from PSEG. The coal-fired power plant, which had been closed since 2021, had remained dormant without a clear path toward redevelopment. Our team had been working collaboratively with PSEG for over a year to facilitate a liability transfer strategy, which materialized in early 2024 when the State of Connecticut committed substantial grant funding to support the site's abatement and demolition, aligning with the City of Bridgeport’s redevelopment goals.
Prior to the property's acquisition, the City rezoned the site from industrial to mixed-use residential, reflecting its vision for a vibrant waterfront destination featuring housing and public access. Bridgeport Station Development presented a clear path forward, committing to complete asbestos abatement and demolition within 36 months and achieving full remedial closure within five years.
The proposed concept plan includes:

Entitlement efforts are now underway with the City of Bridgeport, and abatement, demolition, and environmental remediation activities are already in progress. The Bridgeport Harbor Station Redevelopment represents a transformative opportunity to reconnect the community with its waterfront through thoughtful, sustainable redevelopment.
